The 4th house lord should be strong and well-placed in the muhurat chart. Additionally, the 2nd house (accumulated wealth) and 11th house (gains) should receive benefic aspects. Mars, as the natural significator of land and property, should be well-placed — ideally in an Upachaya house (3rd, 6th, 10th, or 11th) where its energy becomes productive.

Fixed (Sthira) Nakshatras hold special significance for property purchase muhurat. Rohini, Uttara Phalguni, Uttara Ashadha, and Uttara Bhadrapada are called Sthira Nakshatras because they signify permanence, stability, and foundation-building. Can property be purchased during Adhik Maas (extra month)?
