Property is often the single largest investment an Indian family makes, and the tradition of choosing a muhurat for this transaction reflects the deep cultural importance placed on ensuring that such investments bring stability, prosperity, and lasting benefit to the family.
The astrological analysis for property purchase focuses heavily on the 4th house of the horoscope, which governs home, property, landed assets, and domestic comfort. The 4th house lord should be strong and well-placed in the muhurat chart. Additionally, the 2nd house (accumulated wealth) and 11th house (gains) should receive benefic aspects. Mars, as the natural significator of land and property, should be well-placed — ideally in an Upachaya house (3rd, 6th, 10th, or 11th) where its energy becomes productive.
Fixed (Sthira) Nakshatras hold special significance for property purchase muhurat. Rohini, Uttara Phalguni, Uttara Ashadha, and Uttara Bhadrapada are called Sthira Nakshatras because they signify permanence, stability, and foundation-building. Purchasing property under these Nakshatras is believed to ensure that the investment remains stable and appreciates over time. The Lagna at the time of the transaction should also preferably be a fixed sign — Taurus (earthly stability), Leo (royal stability), Scorpio (deep-rooted security), or Aquarius (long-term vision).
There is an important distinction between different stages of a property transaction, and the muhurat requirement varies accordingly. The initial property search, site visits, and negotiations can happen on any convenient date. The muhurat is most critical for the agreement signing, registration, or the moment of making the final payment that transfers ownership. Some people also choose a separate muhurat for taking physical possession of the property, especially if there is a gap between registration and possession.
This list leaves out the periods avoided for property transactions: Pitru Paksha (the fortnight dedicated to ancestral rites), Adhik Maas (the intercalary month that occurs approximately every three years) and eclipse days. Amavasya is never used. If urgent practical circumstances require a transaction during these periods, a Shanti Puja is recommended.

Does the muhurat apply to the registration date or the payment date?
The muhurat is most important for the moment of signing the sale deed or registration — the legal act that transfers ownership. If payment is made in installments, the muhurat should ideally cover the final payment or the registration, whichever formalizes the ownership transfer. Token money or booking amounts can be paid on any convenient date.
Is Panchak really inauspicious for property purchase?
Panchak is a 5-day period when the Moon transits Dhanishta (3rd and 4th pada), Shatabhisha, Purva Bhadrapada, Uttara Bhadrapada, and Revati Nakshatras. The works traditionally barred during Panchak are building a roof, gathering wood or grass, making a bed, travelling south, and cremation without the prescribed remedy. Buying or registering property is not among them, so this list does not leave out Panchak days for property. Starting construction is treated differently: the Bhoomi Pujan list does leave Panchak out.
Can property be purchased during Adhik Maas (extra month)?
Adhik Maas (also called Purushottam Maas or Mal Maas) is the intercalary month that occurs approximately every 3 years to align the lunar and solar calendars. It is traditionally considered inauspicious for new beginnings, acquisitions, and auspicious ceremonies. Property purchases during Adhik Maas are generally avoided. However, payments for pre-existing agreements may continue.
